The development occupies a crescent-shaped peninsula inside Business Bay, with 555 metres of direct frontage onto the Dubai Water Canal and Downtown Dubai across the road. The Burj Khalifa is nine minutes away by car, the Dubai Mall ten, Jumeirah beach seventeen and the international airport nineteen.

There are seven buildings, from ground plus four floors to ground plus twenty-one, on a plot of 30,961 sqm with a maximum built area of 94,817 sqm. Between them they hold only 86 offices, because each one takes a whole floor.

What makes the opportunity unusual is the tenure. In Dubai, prime office space is leased, not sold, and office stock has grown by less than 1% a year over recent years. Here it is bought freehold, from AED 5,450 per square foot, with a general range of AED 5,500 to 6,700 depending on building and floor. The payment plan is 60/40, with 20% on reservation, 10% on signing the sale agreement and the rest spread across milestones up to handover, scheduled for the fourth quarter of 2030.

The offer comes in two formats. In buildings B and C, full floors are sold at 7,800 to 12,000 square feet, that is 725 to 1,115 sqm. Buildings A and F are sold whole. Building F is made up of twelve floors, from the second to the thirteenth, with areas running from 6,168 to 6,910 square feet per floor and a total of 81,041 square feet, 7,529 sqm, at AED 5,450 per square foot, which puts the entire building at AED 441,675,647.

The scheme is not only offices. The ground floor holds 8,762 sqm of retail and dining, reaching 122,000 square feet across the whole development, and a cultural district of 9,207 sqm with permanent and temporary exhibition spaces, a cinema dedicated to cultural films and documentaries, venues for performance, dance and music, and a business and arts library reserved for office tenants. Add to that a wellness area, coworking and a hotel. In all, 68,919 sqm of office space.

Common areas are delivered to a high specification, and the office floors allow full customisation by the owner, so each company can lay out its floor around its own structure rather than adapting to one it inherited.

The setting does the rest. A pedestrian promenade and cycle track run along the canal to the Jumeirah beaches, more than twenty five-star hotels sit within five minutes, and the financial district is next door.
