Madrid overtook Barcelona in the number of housing rentals to tourists
Madrid surpassed Barcelona not only in terms of the number of housing rented to tourists, but also in the concentration of tourist apartments.
A study by the University of Alcala reports that 62% of the apartments offered for short-term rent on the Airbnb portal are concentrated in the central area of Madrid alone. In Barcelona, the bulk of tourist accommodation is in the Eixample and Ciutat Velha districts, where 56% of the apartments rented to tourists are located.
At the same time, the study notes that the load is less noticeable in Madrid, since tourists traditionally show more interest in Barcelona, and tourism plays a more significant role in the Catalan capital.
According to researchers, in the capital of Spain in January 2018, 10,338 apartments, 5,758 individual rooms and 207 common rooms were rented out. The most expensive area was Salamanca, which accounts for 7% of the proposals. The average price per night in the area is € 128. In the central area of the capital, a night in a tourist apartment costs an average of 93 euros, which is close to the city average of 94 euros.
In Barcelona, as of April 2017, 8,869 apartments, 8,593 individual rooms and 190 common rooms were registered on the booking platform. The most expensive apartments were offered for rent in Sarrià-Sant Gervasi, where the average price is 175 euros. In the Eixample district the average price per night is 154 euros, and in Barcelona as a whole - 138 euros.
