1. Contacting the company by means of feedback
When any client or investor contacts our company, each request and application is processed by the sales department to work with clients. When communicating with our professional consultants, the client must introduce himself and identify all his wishes, requirements and opportunities, after which the specialists choose one or another form of cooperation, depending on the protocol of interaction with the client and the request itself. If a client is interested in residential real estate, our specialists get to know him, find out the search parameters and immediately acquaint him with all the offers in Spain, and subsequently coordinate all the necessary actions related to arriving in the country, viewing the objects themselves, concluding and executing a turnkey transaction. If the client is interested in commercial real estate, for example, the purchase of a hotel, restaurant, retail space with a tenant in the retail sector, a business (shopping or office) center or a land plot for a development project, in this case, special advice is required from the company's experts specialized in this area. to identify all the requirements and procedures for the purchase and sale transaction (cash plant, object selection, object risk assessment and management)
2. Agreement on the provision of services and demonstration of objects for investment
In order to gain access to the full database of investment properties with which the company works, a potential investor must personally come to the office or consult with a partner of the company by phone, and then sign a service agreement confirming the seriousness of his intentions. This stage of the relationship includes the selection and demonstration of objects that strictly meet all the wishes of the client, including those that, at the request of the owners, do not appear in the public domain (retail premises with tenants, hotels, shops, land plots, restaurants, as well as houses , premium class villas and apartments worth over 1 million euros). If we are talking about residential real estate objects that are within a radius of 50 km from the offices of Rusol Prime, the transfer service and support for the display of objects is provided free of charge. Displaying properties outside of this zone by individual request and search will require a refund for additional costs.
3. Registration of the transaction and transfer of real estate into ownership
After the client or investor has made a choice, the company, with the involvement of lawyers of all parties involved in the transaction, begins the process of drawing up documents that comply with the laws of the country. Among them: a request for a mortgage loan, Due Diligence (the procedure for drawing up an objective view of the investment object, including the assessment of investment risks, an independent assessment of the investment object), if necessary, a deposit agreement, a reserve contract, registration of an identification number foreigner and local bank accounts. This stage of the relationship between the company and the client includes the services of a notary, lawyers and officially accredited appraisers, and translators specializing in real estate transactions. After signing the bill of sale at a notary, you receive keys and documents confirming the rights of the owner.
